End of tenancy

Every room is included. That means kitchen cupboards inside and out, bathrooms and their limescale, skirtings, doors and floors. The oven is an add-on, priced below. For more than four bedrooms, or a shared house with two or three kitchens, we quote by phone. Our move-out page explains what an inventory clerk looks at.

Priced per room and cleaned by hot water extraction. Knocked-through lounges are charged once, at £61, where two rooms would be £43 each. With a move-out clean the carpets are added to the property price at lower rates: bedroom £29, lounge £36, through lounge £47, flight of stairs £35. The carpet page gives drying times.

While the racks and trays soak, the cavity and glass get cleaned by hand. Allow two hours or so for a single, three for a double. Added to an end of tenancy clean the oven is £31 instead, so a two bed move-out with it done is £274. The oven page has more.
Regular cleaning

A weekly three-hour slot costs £69. No call-out fee. Ironing, if you want it, is £12 an hour on top of the booked cleaning. Fortnightly costs a little more per hour, since a fortnight’s grime takes longer to clear; the regular cleaning page goes into it.
One-off deep clean
This is a separate job from regular housework, done by a team: £26 an hour for each cleaner, at least two cleaners for at least three hours, plus £30 for equipment and products. That makes the real starting price £186. Add a third cleaner for the same three hours and the total is £264. Our deep cleaning page lists more combinations.
The £67 floor
That floor covers one-off work. It seldom applies, since most jobs are above it, but a single carpeted room by itself would hit it. Regular hourly cleaning is exempt.
When a price can change
Rarely, and never on the day without talking to you first. If the property is noticeably bigger than you described. If you add carpets or an oven after the quote. Building dust, which uses up hours at a rate no photo can predict. Furniture left in the rooms at a move-out, because we then clean around it. Otherwise you pay the price you were given.
If the clerk marks something down
Every end of tenancy clean comes with it. Should the check-out report flag anything we cleaned, let us know within 48 hours and we return to put it right at no charge. Damage and old wear are not cleaning, and the clerk knows the difference.
Prices are the same across Uxbridge, Cowley, Hillingdon, Ickenham, Yiewsley, West Drayton and Denham, with no travel charge and no weekend surcharge; a paid bay, where one is needed, is passed on at face value. The areas page lists the postcodes.

What are your move-out prices?
By bedrooms: a studio is £156, then £207, £243, £339 and £425 for one to four bedrooms. An oven is extra, at £31.
Do weekends cost extra?
No. Saturday and Sunday jobs cost the same as weekdays, and the phones are answered from 8am to 7pm every day.
