Moving out of a studio in Uxbridge? The clean costs £156. One bedroom costs £207 and two cost £243; for three bedrooms it is £339, for four £425. Each figure covers every room in the property. We give you the figure on the phone once we know the bedroom count. The oven is an add-on, since plenty of outgoing tenants have kept theirs clean. Adding it costs £31, so our most common booking (a two bed flat plus its oven) totals £274.

This is the clean you book before the check-out inspection, when an inventory clerk walks round with the report from the start of your tenancy and decides what comes off the deposit.

Move-out prices

Property Price
Studio £156
One bedroom £207
Two bedrooms £243
Three bedrooms £339
Four bedrooms £425

Anything over four bedrooms gets a quote on the phone. The same goes for the big Brunel shared houses with a kitchen on each floor, because a six bed conversion with three cookers is a very different day from a four bed family semi.

Extras people add

Add-on Price
Oven £31
Carpet, each bedroom £29
Carpet, living room £36
Carpet, through lounge £47
Stairs, each flight £35

The carpet lines above are the move-out rates, a few pounds under what the same rooms cost booked alone. Carpets are left until every other room is finished, so nobody walks dust across a damp pile. An oven gets started early instead. Its racks go into a soak straight away, and the inside and door glass get done by hand while they sit. There is more detail on our carpet page and on the oven cleaning page.

A normal move-out day

Most jobs get two cleaners and a four bed gets three. One of them goes straight to the kitchen. In almost every property it is the room that sets the finishing time, and the rear extensions on the local semis make that worse: a low ceiling, weak extraction and grease baked hard on top of the wall units. The second cleaner does the bathroom first, then the bedrooms, then the hall and landing. Floors are always the final thing in each room.

A two bed flat takes the pair of us about five hours. Allow longer if the kitchen has been ignored for a year or two.

Scale on the shower glass

Uxbridge water is hard. Affinity pumps it out of the Colne valley chalk, and a lot of tenants only find this out when the clerk runs a finger down the shower screen. We lift screens off where the brackets allow, soak the heads of electric showers and work a gel round the base of each tap. Most of it shifts in one visit.

Early summer is the busy stretch

Brunel sets our calendar. The licensed shared houses around Kingston Lane and down through Cowley empty in June and fill again in September, so our move-out diary is at its fullest at the start of summer, which surprises people who assume cleaners are busiest at Christmas. If you own a student house, ring two or three weeks ahead. A five bed conversion with three kitchens keeps two cleaners going until early evening.

Heathrow runs to its own timetable. Renters in West Drayton and Yiewsley are often airport or Stockley Park staff whose contracts finish in any month, so move-outs down there turn up all year.

Spots an inspector looks at

A clerk with a torch heads for the places tenants forget. Door tops. Behind the toilet cistern, the soap drawer of the washing machine, the tracks of a sliding wardrobe, the extractor filter, and the oven if it was spotless at check-in. All of that is on our list whatever the size of the home. Before locking up we photograph the kitchen and bathroom, and those pictures give you a dated record of how we left it. Hang on to your check-in report if you have it, and send us any lines that were marked down after a previous clean.

Picking the right booking

Three of our services get confused on the phone most weeks. For handing back keys, it is this one. If you are staying and the house needs a thorough going-over, the one-off deep clean is priced by team and hours from £186. Somebody coming in every week or two is regular housework, from £23 an hour. Tell us what is going on and we will say which fits.

Worth mentioning on the call

Furniture staying behind, mould on a bathroom ceiling or fresh building dust: tell us when you ring and we plan the hours around it, so the day runs to time.

Clearing out before the clean

Hillingdon Council runs a bulky waste collection for larger items, and the office can tell you how to book it. There is more about the firm on the Uxbridge home page.

Questions we get asked

How much does a move-out clean cost in Uxbridge?

Our figures run from £156 (studio) to £425 (four bedrooms), with £207, £243 and £339 for one, two and three bedrooms in between. The oven costs an extra £31, and so do carpets, from £29 a bedroom when added to the move-out.

Must I be at the property while you clean?

There is no need. Usually the letting agent hands us a key, or you drop one off with us. We call when the job is done and can send photos if you would like them.

How long does a two bedroom flat take?

Roughly five hours with two cleaners, more if the kitchen has been left for a long time. A four bed semi out towards Hillingdon or Ickenham normally takes most of the day.

What if the inventory clerk marks something down?

Ring within 48 hours with the clerk’s list; we return and put those items right free. That is quicker for you than a deposit dispute, and cheaper for us than losing the recommendation.

Should the furniture be out before you start?

Yes, if you can manage it. A clerk looks under and behind things, so cleaning round boxes gives a worse result. An empty home is also quicker, which helps when check-out is the same day.

Is the oven in the move-out price?

It is not. Ovens are priced separately so tenants who kept theirs clean do not pay for it, and adding one costs £31. Add it to a two bed flat and the bill is £274.
