Working in Uxbridge
Uxbridge is largely a Metroland town: 1920s and 30s bay-fronted semis run out towards Hillingdon and Ickenham, with original parquet or floorboards under later carpet. Around Windsor Street there are older cottages and Victorian terraces, the Cowley Road corridor holds a dense band of licensed HMOs serving Brunel, and newer stock includes St Andrew's Park on the former RAF site and canalside flats at Cowley Lock.
The supply comes off the Colne valley chalk, so the water is hard and shared bathrooms in multi-let houses scale badly: electric shower heads and mixer screens especially. We plan for the practical stuff too: Hillingdon runs numbered permit zones (U1 through U10) across the town, usually 9am to 5pm on weekdays, so every job gets a parking plan before we arrive.

A one-bedroom flat is £207 for a full end of tenancy clean. Carpets and ovens are priced separately, because not everyone needs them.
Carpets, per room. Bedroom £36, living room £43, through lounge £61, stairs £41 a flight. Rugs from £35.
Ovens. Single £77, double £110, range cooker £114, two-oven AGA £143. Hobs from £23, extractors £28.
Regular housework. £22 per cleaner per hour weekly, £24 fortnightly. Same cleaner kept on your house.
One-off deep cleans. A team job: from £186 (two cleaners, three hours, plus £30 for kit and materials). Minimum charge on one-off work is £67.

Common questions in Uxbridge
Is the end of tenancy price really fixed?
Yes: fixed by property size and agreed before we start. A studio is £156, a one-bed £207, up to £425 for four bedrooms. Carpets and ovens are priced separately because not everyone needs them.
What about the permit parking zones?
Hillingdon runs numbered zones across the town, U1, U3, U4 and U7 through U10, with permits usually required 9am to 5pm on weekdays, and Cowley added new restrictions in late 2025. We sort a parking or visitor-permit plan with you before the day, so the clock never runs against your clean.
Do you handle student HMO changeovers?
All summer. Brunel contracts around Cowley Road and Kingston Lane end in June and re-let in September, so our end-of-tenancy peak is early summer. We work room-by-room to the agent's checklist and can do whole houses between tenancies.
Why is limescale such a battle here?
Affinity Water draws from the Colne valley chalk, so the supply is hard. Scale on taps, shower screens and kettles takes longer to shift than people expect, worst on electric shower heads in shared bathrooms, so we budget proper dwell time rather than a quick wipe.
Do you charge extra for evenings or weekends?
No. We work seven days, 8am to 8pm, at the same rates. We bring our own machines and materials, so there's nothing for you to supply either.
